Real Estate has always been a side hustle for me because I couldn’t ever get over 60k a year. Not bad for a side hustle. But I always wanted to be one of those top producers, or have a six-figure take-home. For years, I worked hard on lead Gen, I would make between 30-60k.
In years that I worked hard, I would make 30-60k. In years that I didn’t work hard, I would make 30-60k.
My brokerage house said – You’re not trying Derek! B.S., I spent 8k a year and endless hours trying. Over 10 years, I spent 80k investing in the same tired excuses for lead gen. You probably can relate to the usual crowd of cold calling, door knocking, farming, and open houses.
In my mind, I realized I liked selling homes, and I was good at it. I was just not good at lead gen. Plus rejection hurts. Repeated rejection gets me down sometimes, and I needed to feel good about doing it. So, I said, well, where are my sales coming from?
Out of the 80k I spent on outbound marketing, only one system worked 4x better than the rest. That’s right, B-2-B Referral Networking. When I looked at my budget for referral networking, lunches, coffees, and seasonal gifts, I spent $2,500 over 10 years, $250 per year. My take-home is $85k. Hmmmmm, that’s really interesting.
“Ok,” I said. “Let’s join a referral group – no brainer.” So I did. And here we go with the usual suspects; Chamber of Commerce, BNI, and the Rotary Club. In fact, I tried 3 Chambers of Commerce in three neighboring cities. I tried getting into four BNI groups, but all of them already had a Realtor. And I went to the Chamber of Commerce free meeting and decided it was too expensive.
So, as a guy who likes to DIY it, I thought, “What is stopping me from making my own referral network?” I make the rules, and I stack the deck for myself. No more 3-7 Realtors per Chamber meeting. Just one Realtor, me!
And now I got it! Gary Keller says, “Success is simple, not easy.” True, but it doesn’t mean it has to be hard either.
